New York Yimby: 525 Sixth Avenue Project Nears Completion

According to New York Yimby, The Village West residential development — an ongoing project Boston Valley contributed to — is now nearing completion. Construction on the brick exterior appears finished except for scaffolding on the ground floor, and interiors are well underway, having already built the first model unit of 68 total luxury condos.
Located at 525 Sixth Ave in Manhattan’s West Village, the 13-story building will cover 123,000 SF including ground-floor commercial space, ample amenities for residents, and a rooftop recreational area. The project’s completion is scheduled for Spring 2026.
Primarily composed of red brick, the exterior façade is also accentuated with terra cotta — a combination that complements the West Village neighborhood’s rich, historic character. Terra cotta boldly frames the street level retail storefronts while thin bands and coping line the building’s upper edges.

The standout elements of 525 Sixth Ave are its curved corners and windows that round off every side. The architectural design features a multiple tier “wedding cake” style, set back in the upper part of the building to create numerous terraces and green rooftops.
Boston Valley manufactured the terra cotta units for 525 Sixth Ave using a combination of extrusion and hand press forming methods; traditional masonry installation was needed for façade attachment.

Our Glaze Lab worked with the building designer, BKSK Architects, to develop a custom glaze for this project. An earthy red color blends smoothly with the brick façade, though a glossy finish catches light to differentiate terra cotta elements from the textural brick surface. Scattered speckles in black and cream serve to add greater depth to the glazed units, picking up the naturally varied tones in the brick as well.
