INTRO
Located just off the Rockville Pike in North Bethesda, MD is 909 Rose Avenue, a 212,000 SF mixed-use office building that is part of the sprawling Pike & Rose development. The overall campus, spanning 24 acres, was designed to be a walkable, pedestrian-friendly community, including residential, business, and retail space. While it was important for 909 Rose to complement the surrounding buildings, it also needed to make a strong visual impression as one of the leading ‘faces’ on the perimeter of the development.

THE SOLUTION
909 Rose was designed by architect Hickok Cole as a post-tension concrete structure enveloped in a contemporary curtainwall and precast terra cotta cladding. Manufactured by Boston Valley Terra Cotta, the TerraPreCast® cladding consists of a terra cotta veneer embedded as a finishing material into precast concrete units. Over 10,000 SF of TerraPreCast® panels and 613 LF of profile coping were custom fabricated for the Rose building, using six unique high-profile molds.
TerraPreCast® was chosen for this project in part because of the speed of installation it affords, lending the building a bespoke, historical character without sacrificing the efficiency of manufacturing. The 909 Rose precast façade is blast resistant and highly durable, able to withstand harsh East Coast winters and stormy weather rolling in from Chesapeake Bay.
